My wife and I enjoyed working with Jeff very much to find our first home. He has a reassuring and detail-oriented personality, and he helped us to feel safe throughout the entire search process and transaction. We came to Jeff looking for an agent who had expertise with the local Longmont market. He did not disappoint. We had already purchased a house in a different market and were needing to procure a quick sale of our current home. After a thorough phone consultation to determine our needs and desires, he went to work analyzing the neighboring market to identify homes similar to ours in order to determine a fair listing price that would draw the most likely pool of potential buyers. This would prove crucial to the success of our listing. He met with us to advise us on what he felt was the optimum listing price, and then our attention turned to making our home ready for the market. To be honest, he told us some things we didn't want to hear and gave us some tough homework assignments, all with the end goal in mind of selling our home quickly for a fair market price. He took the additional step to bring in a professional stager at his expense to give us some pointers on how to make our home show ready. We got to work clearing out and cleaning up, and our hard work based on Jeff's expert suggestions paid off. Our house went on the market on a Wednesday, and we had a contract in hand on Saturday with an above-listing price. Jeff was instrumental in negotiating a good price for our home. Buying a house with Jeff was an excellent experience. He was suggested by a friend and we would highly recommend him to anyone who would ask! Jeff did an outstanding job in the selling of our home. He coached us in preparing our house for the sale making by pointing out items that needed to be updated or repaired. He also had fantastic ideas for staging the house. He provided us with information regarding the real estate market and looking out for our best interest. My fiancé and I worked with Jeff Bechtold and his wife, Eileen Bechtold on the sale of my fiance’s house and the purchase of our new home together. Jeff came as a recommendation from my fiance’s brother who had worked with Jeff years prior on the purchase of his first home. From the time we met with Jeff in early February until end of April, we had sold and purchased a new home through him.

Sale of a home:

- Jeff coached my fiancé on how to stage his home. I personally liked how upfront he was on what items/furniture should go/should stay. For that reason, his home looked spacious and potential buyers could more clearly envision themselves/furnityure in the house.
- From the time we met with him, we had only about 3-4 weeks to get our house in ready to sale state. Jeff coached us on when was the best time to go on market, taking account into weather as well. I am a particular person and I really liked that he also is a particular person.
- We went under contract after 4 days being on the market, and received over 10 offers within that time period.
- He did a ton of research on the price point at which the home should be listed for based on market research/recent sales of comparable homes.

Purchase of a home:

- Before we started to look at houses, Jeff sat us down and went through a sample contract in detail, and explained to us what would make a strong offer. There is no lollygagging in this market- Jeff wanted us to be ready to submit an offer once we saw a house we liked.
- He even harped on scams for a while- how to obtain wiring instructions for down payment. I’m so glad he did as we had gotten contacted by scammers twice and we were able to spot them easily with Jeff’s advisement.
- We went to around 15 showings, and put in 2 offers. Both of our offers were very strong and came out in the forefront of the race with Jeff’s help.
- He establishes excellent rapport with the Listing Agents to see if there are any hot spots the sellers have so that our offer is strong
- Jeff conducts market research to make sure that we aren’t overpaying for a house and to ensure our appraisal comes back at the right amount. Jeff is a calculated risk taker. He wouldn’t let us willy nilly overpay for a house that he can’t back up with recent comps. Any agent out there could technically do that to sell a house. Not Jeff- he advised us on a price point he wouldn’t go over for both offers. For one of the offers, he actually came back and talked us down 10k when he couldn’t find comparable sales that would make him confident in our initial offer.

Given how crazy the housing market is today, it is extremely important to find an agent who is able to guide you on how to make an offer stand out without putting yourself much at risk. We loved how thorough Jeff is with everything he does. Every question that is asked, is given a more than thorough answer. I feel like anyone can obtain a real estate license and a lot of agents out there are just after a commission. I would say Jeff doesn’t do this as a job, real estate is his hobby/passion. Jeff is the cream of the crop of all real estate agents out there. We will be going back to Jeff for our future investment properties.

We could not have asked for someone better than Jeff to help us buy our first home. My brother and I approached Jeff with the idea of purchasing an investment home that we would also live in for a few years while working in Denver and were very new to the process of home buying. Jeff provided us with above-and-beyond conversations on what would be good strategies. His intimate knowledge of the Denver market as well as experience in investment home purchasing was exactly the expertise we needed to give us confidence to move forward. Once we decided to start shopping, Jeff helped us connect with an excellent lender with whom he seamlessly communicated with to make sure everything was in place when we were ready to make an offer. Ultimately, the home we purchased was sold to us because Jeff made an excellent offer in a very strategically timely fashion. He negotiated excellent terms for us when it came time to do inspections and some minor/medium repairs to make the house move-in ready. Ultimately, the process of getting us to closing day was smooth and Jeff made the mountains of paperwork feel like a breeze. Since my brother and I both work full-time jobs, there were many times that Jeff visited the house to meet with inspectors/contractors, etc, on our behalf.
